More than two-thirds of the supply of new apartments currently on sale throughout the province can be found in Namur. Prices there have increased by 2.5% in one year. The project pipeline is emptying in Gembloux, Andenne and Eghezée, waiting for better days.

The number of apartments being marketed in the city center of Namur is back to high standards, as was the case last year at the same time and at the beginning of 2019. The stock located in the neighboring municipalities, on the other hand, is experiencing a some setback. This is what emerges from the latest figures delivered for Trends-Tendances by the real estate analysis office of Crombrugghe & Partners. The average price of an apartment is now 274,350 euros (average area of ​​93 m2), up 4.5% compared to last year and even 12.5% ​​compared to September 2020. The increase in price therefore picked up again, with the market being pulled up by a few high-end developments.

In the city center of Namur, there is now a substantial supply again with 275 apartments currently on the market. Prices are up 2.5% compared to last year. Among the projects on sale, most are developed by Thomas & Piron: Novia (former Leopold barracks), the Enhaive Gardens in Jambes, the Belgrade Gardens and the Emaillerie in Saint-Servais. For the rest, let’s also mention Artemis (E-maprod), the Clé des Champs (Namur) and the Jardins de la Sambre in Flawinne. The average price is 3,150 euros/m2, an increase of 2.5% compared to last year. The supply of apartments in the rest of the province is much lower than in the center of Namur (35% in total). The municipalities on the southern outskirts of Namur (Andenne, Sambreville, Profondville) and north (Gembloux and Eghezée) have the same stock for the moment (75 units), which remains far from their usual standard. However, we know that, given the number of projects in the pipeline, municipalities such as Gembloux or Andenne should quickly be able to pull the market up. In Andenne and Sambreville, among the 75 units put up for sale, we find the projects Aria Résidences (Thomas & Piron) and the Terrasses du Moulin in Sambreville (Terrasses du Moulin), Orient Express (Sotraba) in Auvelais as well as the Tilleuls district (Koeckelberg), the Namêche Gardens (Concept Confort) and the Domaine du Beausoleil in Profondville. Prices have not changed in a year (2,575 euros/m2). The average price of an apartment is 221,450 euros for an average area of ​​86 m2. On the side of Gembloux and Eghezée, the rise in prices continues (+ 7% in one year) even if it can be explained by the weakness of the stock, which can lead to certain significant variations (3,025 euros/m2). Prices are tending to get closer and closer to those charged in the center of Namur. A halt before the arrival of several major developments, including the Croisée des Champs (Thomas & Piron and Besix Red). Current projects include Urbana (Lixon), Résidence du Parc (Atland), Résidence Harmonie, Via Romana (Thomas & Piron), Altitude 154 (Espace Altitude) in Gembloux as well as Le Petit Baigneur (Soda Real Estate Consulting) and Residence Silver (Lixon) in Eghezée. Finally, the number of apartments put up for sale in the municipalities in the south of the province remains anecdotal. In Philippeville, there are only two projects (Résidence Magnolia and Résidence Iris). In Ciney, Mettet and the surrounding area, there are no longer any projects with the exception of Clos du Château in Ohey (Lignes Invest). Potential investors therefore no longer have any apartments to buy in this region, which is relatively exceptional.
