Pay for your house now, and the land later! – Immo

The real estate developer Van Roey, active mainly in Flanders, will allow prospective buyers of new constructions to pay the land value of their property only after seven years. This was announced by the company on Thursday. It is therefore aimed at candidates whose contribution is insufficient to obtain a mortgage loan.

With a superficiary right of ownership, buyers have the option of buying the residence first and not settling the value of the land until later, within seven years.. Consequently, the equity contribution decreases half and repayment is lower in the first seven years.

According to the promoter, figures from the National Bank show that the estimated average personal contribution for first-time buyers has increased from around 36,000 euros in 2016 to 57,000 euros in 2021.

The surface right has a maximum duration of seven years and is recorded in a notarial deed. Concretely, it is the real estate developer who owns the land, and the residents pay a monthly fee in order to be able to build.
