The selling prices of houses, apartments and building plots presented in the Trends-Tendances Real Estate Guide are based on statistics issued by the Royal Federation of Belgian Notaries. In this guide, we opt for median prices, a central measure that indicates that half of the transactions are at a lower price and the other half at a higher price. The advantage being that the median is not influenced by extreme prices, unlike the average which is subject to major distortions likely to distort the interpretation of the data. Notaries collect the data in electronic form, when the sales agreement is signed. The prices actually disbursed on a fee-for-service basis can sometimes fluctuate slightly. If they are reconsidered between the compromise and the deed of sale, there is a good chance that they will be revised downwards due, for example, to a town planning offense brought to light in the meantime or the occurrence of damage. Note that the 2021 median prices for this edition may differ from the prices we published in the April edition. Indeed, notaries supplement their annual statistics with deeds processed late. As in previous editions, we devote several pages to the new property market. For this category of properties, the figures come from the database of the office of Crombrugghe & Partners which goes through all the available sources (internet platforms, websites of real estate agents, promoters, etc.). Extreme prices and areas are not taken into account. Reference figures are for a standard two-bedroom apartment. The pages devoted to the analysis of the various provincial markets take into account the transactions carried out on the entire acquisition market, namely resales and the purchase of new goods, without distinction. They therefore do not relate solely to the secondary market.
